CUSTOM HOMES
A custom home built with intention—crafted through a clear, collaborative process centered around your lifestyle and vision
CUSTOM HOME BUILDING IN LOS ANGELES
A home built with intention. A process built around you.
Designing and building a custom home is one of the biggest decisions in someone’s life and we never forget that. When people come to us, they’re not just looking for a contractor. They’re looking for someone they can trust with their vision, their routines, their family, and the way they want to live every day.
At Heart Construction, we approach every home the same way we approach every relationship: with honesty, clarity, and the belief that the process should feel just as good as the result. We sit with you, learn how you live, listen to what excites you, and help shape a home that reflects your lifestyle, not just a floor plan.
With over 25 years of experience building homes across Los Angeles Hollywood Hills, Malibu, Hancock Park, Brentwood, Pacific Palisades, Encino, Culver City, Venice, Westwood, Sherman Oaks, Calabasas, Studio City, Woodland Hills, and beyond we’ve learned that the best projects happen when there’s trust, collaboration, and complete transparency.

Before we build a home, we build a relationship and it all starts with integrity.
THE HEART CONSTRUCTION CUSTOM HOME PROCESS
A detailed, transparent roadmap from dream to reality.
Below is our full process, broken down clearly so you always know what happens long before it happens.
1
This is where we get to understand your world.
Before we talk materials, budgets, or timelines, we talk about you how you live, what inspires you, and what a “dream home” actually means to you.
We explore:
• How you want your home to feel
• How you live day-to-day
• What spaces matter most
• Design preferences and inspirations
• Long-term needs and goals
• Your lot and surrounding environment
Outcome: a clear understanding of your goals, lifestyle, priorities, and design direction.
DISCOVERY & VISION MAPPING
CONCEPTUAL DESIGN COLLABORATION
2
This is where your vision becomes a real roadmap.
We work closely with your architect and designer (or connect you with trusted professionals we collaborate with) to:
• Review site conditions
• Understand grading, drainage, and topography
• Optimize the floor plan for flow, light, and views
• Ensure structural feasibility
• Discuss materials early to avoid redesigns
• Align design ideas with budget goals
Outcome: conceptual plans that reflect your vision and are ready for the next stage.
TRANSPARENT BUDGET DEVELOPMENT
3
Before any building begins, you need clarity real clarity.
We create a detailed and transparent construction budget broken into categories such as:
• Structural work
• Mechanical, electrical, and plumbing systems
• Exterior components
• Interior finishes
• Specialty trades
• Allowances for fixtures and materials
We also highlight:
• Optional upgrades
• Cost-saving opportunities
• Long-term value decisions
Nothing is hidden. Nothing is vague.
Clients often tell us this is the moment they start to feel fully grounded in the project.
Outcome: a budget you can trust, with no hidden surprises.
OUR PAYMENT STRUCTURE: SIMPLE, FAIR & ALIGNED WITH PROGRESS
4
We believe payment should always feel clear and comfortable never confusing, never stressful.
For custom homes, we break the project into phases. Each phase has its own milestone, and payments are made only as the work progresses. This means:
You always know what you’re paying for
You only pay for work that has been completed
There are no large upfront surprises
The financial flow aligns with the construction timeline
If there are any changes or additions you decide to make along the way, we review them together before moving forward. Nothing is done without your approval, and we always communicate the cost difference upfront.
Outcome: a predictable, well-structured payment plan that keeps you informed and in control throughout the entire build.
This is the phase most homeowners dread but it’s the one we handle completely.
We coordinate:
• Architectural revisions
• Structural engineering
• Title 24 / energy reports
• Soil & geotechnical studies
• City submittals & plan checks
• Permit applications
• Utility coordination
• Inspection scheduling
• Construction timeline development
Outcome: permits approved, schedules finalized, and materials in motion.
PRE-CONSTRUCTION & PERMITTING
5
Now the build begins and it begins the right way.
We handle:
• Demolition (if needed)
• Grading & earthwork
• Retaining walls
• Drainage systems
• Concrete foundations
• Waterproofing & reinforcement
Outcome: a solid foundation built to support your home for decades.
SITE PREPARATION & FOUNDATION
6
This is when clients say, “Now I can really see it.”
Walls rise, rooms appear, ceiling heights become real, and you start to understand how the home feels.
We walk the structure together to confirm details before anything is closed up.
Outcome: the full structure of your home standing proudly in place.
FRAMING: YOUR HOME TAKES SHAPE
7
SYSTEMS: WHAT MAKES THE HOME WORK
8
We install the essential systems that support your home every day:

• Plumbing rough-ins
• HVAC & ventilation

FREQUENTLY ASKED QUESTIONS
-
Most custom homes take 12–24 months depending on the size, design complexity, city approvals, and site conditions. Hillside lots may require additional engineering time. We always provide a clear timeline during pre-construction so you know exactly what to expect.
-
Either works.
If you already have an architect or designer, we collaborate seamlessly with them. If not, we can introduce you to trusted architects and designers we work with regularly. The goal is always the same: a team that understands your vision and works well together. -
Costs vary widely based on size, materials, design choices, and site complexity. During budgeting, we create a clear, line-by-line construction budget so you understand exactly what the investment looks like before construction begins.
-
Yes.
We handle the entire permitting process architectural revisions, engineering, Title 24, plan checks, resubmittals, inspections, and all communication with the city. You don’t have to navigate that alone. -
Changes are completely normal.
Whenever you request one, we review the scope, timeline impact, and cost difference before moving forward. Nothing changes unless you approve it. -
Payments are broken into phases, tied to completed milestones. You only pay for work that has already been done not before. This keeps everything predictable, fair, and aligned with progress.
-
For new builds, the site must remain a dedicated construction zone, so living onsite isn’t possible.
We do, however, help you plan timelines around your lifestyle to minimize disruption. -
We build throughout Los Angeles, including Hollywood Hills, Hancock Park, Brentwood, Malibu, Pacific Palisades, Encino, Calabasas, Venice, Studio City, Sherman Oaks, Westwood, Marina del Rey, and surrounding areas.
