LOS ANGELES DESIGN-BUILD CONTRACTOR

YOUR VISION.OUR EXPERTISE.EVERY DETAIL.

WHAT IS DESIGN-BUILD?

DESIGN AND CONSTRUCTION ONE TEAM

In a traditional project, you hire an architect to design your home, then hand those drawings to a separate contractor who had no part in creating them. That gap between the person who designed it and the person building it is where many projects begin to break down. Budget surprises, design compromises, and no single team fully accountable for the outcome.

Design-build removes that divide. Design and construction are guided together by one team, so every decision layout, materials, structure, and cost is made with the entire project in mind from the start.

At Heart Construction, we've shaped our process around how projects in Los Angeles actually unfold because no two clients start from the same place. Some come with nothing but a vision. Some arrive with a full design team already in place. Others have a focused project that doesn't require an architect at all.

Our role is to make the process clear, coordinated, and carefully executed no matter where the project begins.

We lead design-build projects across Los Angeles, including Studio City, Calabasas, Pacific Palisades, Brentwood, and surrounding neighborhoods.

Here's how that looks in practice.

THREE WAYS WE WORK

EVERY PROJECT BEGINS IN A DIFFERENT PLACE WE'RE READY FOR ALL OF THEM

Scenario 01

You bring the vision.
We bring the team.

Best for: Full remodels & custom homes

You come to us with an idea — a direction, a lifestyle, a set of spaces that need to feel different. From there, we assemble the right professionals for the project: trusted architects, structural engineers, and design partners, all coordinated by Heart Construction from the beginning.

Design decisions are made alongside real construction costs, so nothing is drawn that can't be built within the budget. You work with a single point of contact throughout the process, and one team is accountable for everything — from the first concept to the final detail.

Full home remodels
Custom home construction
Structural renovations
Additions & ADUs
Projects that require a licensed architect
One contract, full accountability
Scenario 02

You bring your team.
We execute their vision.

Best for: Projects with an existing architect or interior designer

You may already have an architect or interior designer you trust. That's exactly the kind of collaboration we welcome.

Heart Construction steps in as the construction partner, working closely with your design team from early pre-construction through final completion. We provide real cost feedback during the design phase, manage every moving part with precision, and protect the design intent all the way through the build.

Many of the architects and designers we work with continue to refer their clients to us — because they know we build what was designed.

Your architect's drawings, built to spec
Your designer's selections, installed exactly
Real cost feedback early in the design process
Direct communication with your full team
No unauthorized substitutions — ever
One accountable build partner, start to finish
Scenario 03

No architect needed.
We design and build it.

Best for: Remodels with no structural changes

Not every project requires a licensed architect. For focused renovations — a kitchen transformation, a bathroom redesign, a primary suite redesign, or a living area that finally works for how you actually live — our team handles both the design and construction entirely in-house.

We start by understanding how you use the space, then develop a design that reflects your lifestyle and budget. Materials, finishes, and layout decisions are guided by our team with construction knowledge built into every step.

No handoffs between firms. No confusion about responsibility. Just one team that designs it, prices it honestly, and builds it right.

Kitchen remodels
Bathroom renovations
Living space redesigns
No structural changes required
In-house design & material selection
Design and build — one team, one price

Tell us where you are — we'll show you exactly how we move forward from there.

WHAT WE MANAGE

EVERY DETAIL, FULLY COVERED

Regardless of which path you take, Heart Construction manages the full scope of your project. Our role is to coordinate every moving part so you never have to chase consultants, navigate city permits, or wonder what's happening on your job site.

Space Planning & Design

When we lead the design, our team develops layouts built around how you actually live — not a generic floor plan. On projects with an outside architect or designer, we contribute construction insight from the start so design decisions stay grounded in what can realistically be built.

Material & Finish Selection

From tile and stone to cabinetry, hardware, and lighting, we guide every selection with an understanding of how materials perform in the real world. Each choice is aligned with a clear cost and a clear installation plan before it's finalized.

Permitting & Engineering

We manage the full permitting process, coordinating with structural engineers, energy consultants, and city expediters as each project requires. Our team handles approvals, plan checks, and revisions so you never have to navigate Los Angeles permitting on your own.

Trade & Subcontractor Management

We coordinate every trade involved in the project — framing, electrical, plumbing, tile, millwork, painting, and more. Our subcontractors are long-standing partners whose work meets the same standards we expect on every project.

Budget & Timeline Management

A clear budget is established early and tracked throughout construction. Payments are tied to completed milestones, never drawn in advance. Clients receive a realistic schedule from the start, and we manage each phase carefully to keep the project moving forward as planned.

Project Management & Communication

Your dedicated project manager remains your single point of contact from start to finish — coordinating every professional on the project, guiding decisions as they arise, and keeping you informed at every stage.

You always know where the project stands and what comes next.

How It Works

FROM FIRST CALL TO FINAL WALKTHROUGH

Every Heart project follows the same clear steps — regardless of which path you're on. You always know where you are, what's coming next, and who's responsible for it.

1

Discovery Conversation

We start by understanding your project — your vision, your lifestyle, your budget, and which of our three paths makes the most sense for where you are. We ask more questions than most contractors. That's intentional.

2

Design & Budget — In Step

Whether we're leading the design with our team, collaborating with yours, or handling a focused project in-house — design and budget always develop together. You'll never fall in love with a design only to find out it's out of reach. Every direction we explore has a real number attached.

3

Permits, Documents & Approvals

We prepare construction documents and manage all permit applications, plan checks, and city submittals. When structural engineers or specialist consultants are required, we coordinate them directly. You don't have to navigate this process — but we keep you informed at every stage so nothing happens without your knowledge.

4

Construction

The build begins with your dedicated project manager coordinating every trade, delivery, and milestone. You receive regular updates, and we flag anything that needs your input before it becomes a problem. Your project never goes quiet.

5

Final Walkthrough & Handoff

We walk every inch of the finished space together before we call it done. Every detail reviewed and every outstanding item resolved. You receive a complete handoff package — warranties, finish specifications, subcontractor contacts, and care instructions.

Then you move in and enjoy it.

You Pay for Work That's Been Done

Payments are tied to completed milestones — never drawn in advance. Straightforward, fair, and always aligned with real progress.

Building is more than materials —
